advice needed *buying a house

We are in the process of house hunting. We are waiting to hear back from a broker to get preapproved and SO just text me saying he got a new job offer... Is this going to put a damper on our plans? We have a house in mind and I don't foresee it staying on the market much longer. He is asking my opinion and the new job would be so much better but i'm concerned about how it will pan out with trying to buy a house.

If the job is in the same line of work, no. It will be fine. My husband was a USFS wildland firefighter for 13years. He left to work on the oil rigs. When we went to buy a house in a different town, because of the change in career the banks needed to see more than a year to see his staying ability. It sucked. It was 3x's the money but, different career all together do it is considered a risk.

Different company?Typically it can screw things up, they want minimum 1yr solid history at the same employer. Some lenders require longer.

I think he'd have to be working that job a certain amount of time before you can continue house hunting if it's a different line of work. But probably just postpone it for a short time. Keep your chin up and pray about it! Whenever you ARE able to house hunt again, the perfect house will be waiting for you!

As your lender. I got my first real job in June 2010. I bought my house in November 2010. I bought it by myself as a single working parent. And they approved me just fine.

I mean they had no issues when we talked to them about his previous work. He works in the oil industry doing shut downs and new plant work and has worked for three different people in the last year. His most recent employer he has worked for for 6 months though so I wasn't sure if that's why they are okay with it or they understand his line of work. This new job is somewhat the same field of work but its in the oil fields now. It will be a pretty permanent job but i'm worried that it will screw with everything lol.

As long as he's not completely changing his career then i doubt it will hurt you. Some places require you to have the same job for 2 years, that's how it was here when we wanted to house hunt and DH has only been at his job a year.

We just reeeeeallly want THIS house. Its beautiful, lots of land, 3 bed 2 bath, secluded, in the best school district around here, newly renovated, wrap around porch, and its a foreclosure and is going for 59,000

I would call and ask the potential lender, let them know a better opportunity (within the same line of work) has opened up, and see if it will change anything.

That does sound nice, why don't you call the lenders and see if it would hurt you if he switched jobs even though it's in the same line of work.

That's the one thing I miss about down south, the prices
