You need to pay off your debts.
Establish yourself with a bank.
Establish your credit.

Do you and your SO have a solid, stable employment record?

Ive found a few houses. They need work, but decent. We really want a 3br. Most we find are 2.

The last one I looked at was a Older home, looked really crappy really needed new floors, ceilings, 2 br, small everything. They wanted 2K down & like $360 a month.

No land & on a corner lot. :/

I dont, I've always been a stay at home mom. Other than a few jobs lasted a month or so, back when I was with my ex. But SO has good work history.

To be honest, it doesn't sound very promising right now.

I would find a job, even part time. Pay off your debts and build your savings.

I would love to have a job, but SO says no... And LO is special needs & I have to be on call 24/7 when she needs me.

Then the best thing to do is to pay down your debts, save your money and establish your credit.

Well if you don't pay off any old debts and raise your credit then you won't be able to buy one, unless you have the entire cost of the house in cash lol
You will NOT get a loan. Period. Doesn't matter if those debts are there from exes or not. The bank doesn't care.
