In some states it can take 2 years. Here in PA the laws are more reasonable.
Landlords here have to give written notice and time to pay before filing. additionally, if you go to court and the magistrate finds that the tenant has been making good efforts to pay while the landlord is being a dick, the tenant can usually stay.
I have only had to go to court once and it was for a "professional tenant." It took me about 3 1/2 months to get them out. In the meantime, they trashed my place. I learned a few lessons from that bad experience. I'm still way too nice but my screening process is better and my wanrings come much faster.
