Its high living here. If you rent low here its cause its in a drug and crime filled neighborhood here. A place that is not safe for kids to be in.

My rent is low too tho. lol I rent from my parents at the moment. lol I pay 750 a month. lol and that is super cheap here. When it was me and my two oldest girls I was paying 1100 plus utilities for a 2 bdrm house.

I am proud to say I owe no one anything at this point (other than school loans, but I'm still in school).  
My grandma is awesome. We're going to stay here even after I finish school so that I can pay off my loans faster and save up for a new house.
I changed my degree. It won't be as much money as nursing, but enough to live comfortably.

Our area is so-so. It's not the burbs, but rather close to downtown. There's not a lot of crime. There's some of course like there is in any large city, but it's nothing I have to worry about on a day to day.

For sure, I at least want a better house...we need more space if we keep the boys.

BUT, I'm still debating on the school. Their school is going to be a magnet school next year for kinesthetics. And their reading scores jumped 21% from last year, they got an award from the state for being an "A" school...they've improved so much in the last year. They've also changed it to a K-8 school. Starting at grade 9, I'm thinking of sending them to a new magnet high school that will open next year. It's a college readiness school. The first two years they finish their HS Diploma and the last two years they do college courses. They'll either graduate HS with an associate's, start college as a junior, or both! I think it's going to be great.

We pay 475 for a 2 bedroom 1 bath, water, sewer and trash included as well as free laundry in the clubhouse. We usually use student loans to pay rent 4-9 months at a time so this time when we got screwed over our landlord was more than willing to let us pay a little at a time until our student loans come in and I can pay up through september again.

Most will allow some flexibility if the tenant has been good.
Lanlords do not want their places turning over as it's expensive.
They dont want to file for eviction as it's expensive.
They'd rather work something out that allows them to get some money for rent and for the tenant to not get terribly behind.

Yeah I think that's why ours is willing to work with us for 2 months since I normally pay him so many months in advance. Last time I paid January through September, then we had some rough stuff happen, we were supposed to move across country so we'd wrapped up jobs and such and 2 days before our move it fell through, so I gave him October and November. Now he's letting me pay installments for December, and then January through September again the first week of February.

You have to pay to file eviction? Not here. lol you just pick up the paper work at the tribunal (sp?) its free and then court is free too, unless you use a lawyer, but since they offer one there most dont use one. lol

I like doing it. I pay rent with our student loans. It's nice knowing that no matter how rough it gets we still have a roof over our heads.

It depends on the state but most in the northeast require a fee. It helps defray court costs and it deters landlords from filing each and every time a person is late. It's not that much but it's enough to make you pause.

Here we have a lot of strict rules that landlords need to go by, before filing for eviction. Which is why it is usually done on their own.

Number 1 here. A landlord cannot evict you and your family (kids under 1  in the winter months. If so he has to pay for you to move lol and find you a new place to live.

Tenants have 60 days to pay late rent before they can file for an eviction. And thats just a first step.

Its super hard here to evict someone. lol it really is. My friend had a tenant they couldnt evict for 2 yrs. It took that long. They didnt pay rent in 2 yrs and they had dogs that smurf in the house and never filled their oil tank for heat etc....dirty slobs.
They had to go by the landlord and tenant act, and fight through court, it took 2 yrs before they could legally evict them. it cost them so much money in the end.

Yep i'm guilty of abusing them a time or two. I went in to be treated for staph i probably could have waited but didn't want to.
