I've mentioned it on threads with you several times but I rent properties to poor people. Their kids, while beautiful and wonderful, put incredible financial stress on them. I have one family that had 2 bouts of car trouble about 4 months ago. They STILL haven't been able to recover. They are late with rent and can only pay in installments. They have no tolerance for any "oops" expenses.

Exactly, if you are going to live with the family, you will be expected to act like part of the family. I lived with my parents briefly when I was in college and I was responsible for helping with bills, taking my father to doctors appointments, cooking, cleaning.......LOL, I wanted my own place so bad!

Oh yeah. There are days when I want a place to myself. But my mom says if I stay home and help cover bills, she would supply free daycare! Win-win.

The one with car trouble has 3.
But, I have other tenants who are behind and they have little kids too.
One can't afford oil for heat so he just buys 15 gallons at a time and fills it himself instead of having the normal oil company deliver 100 gallons. It's sad.

As much as I want a kid NOW, I couldn't see myself living paycheck to paycheck. It must be scary.

You are very kind being flexible in terms of payment plans. I know plenty of landlords would have kicked them out on their rear ends.

THAT was the really nice thing. My son was like 18 months old at the time and since my family basically lives as a commune, there was always someone there to watch over him.

I'm TTC as of next month and I currently live check-to-check and definately wouldn't have several months income saved up by that time as that for us would equate to $49,000 (for 7 months income). I think I deserve to have my children when I want.

So true. It's good to see landlords out there who aren't money grubbing buttholes.

No. I got a grant for high test scores, a grant for my GPA, and a grant for pledging to work with underprivileged kids.

They aren't trying to screw me. They just don't have the money but pay me when they do.
Fortunately, I can afford to extend their terms.
I have little turnover in my properties as I try my best to rent to good people and they know they have it good with me.
I've been burned several times, and I've learned some valuable lessons... But i still take some chances with people that just need a break.

Some are terrible people and some have just been burned too many times.

Oh, I can imagine. I have had the idea several times to buy a duplex and rent out the other side, we almost went through with it at one point, but I just don't think I would want to do that. The landlords we have now are AWESOME. I mean, it's been give and take, but we are in great standing with them. At the beginning of the year, we paid 3 months of rent in advance, they were able to buy the car they were needing with it and they just randomly decided to give us a new roof and even replace the window in my van for me for free when a tree fell on it last winter. This past month was really hard because I started a new job, but since it's with the school district, they hold your salary for a month and I had no idea they did that until I didn't get a paycheck and I had to make installments to catch up - but like I said, it's been give and take and they truly are very awesome. I know a lot of people would have kicked me out on my butt for something like that.

Living paycheck-to-paycheck is different from being poor and struggling.
I think people shold have a minimal emergency fund of $1000 and not several months of expenses in the bank as a minimum.
The $1000 takes care of things like car issues, medical stuff that insurance may not cover and a variety of other things that pop up without warning.
