its not terrible when there are reliable people living there. Its when people move out and you get new ones in. Our first months rent goes to the management co and then if there were repairs, etc. We went 7 months paying 2 mortgages. It was AWESOME.

Oh smurf... yeah there's no way of really knowing that you're getting good tenants. I believe it's against the law here to take a security deposit or call previous landlords.

We can take first and last months rent but everything else is a shot in the dark.

I dont mean to be a downer. Most of the time, it is fine. It is better then saving an assload of money to pay for the difference in what we owe and what we'd get.

You're trying really really hard to make a name for yourself. I don't understand why you're trying to make a BG phase out to be something it is not. Sometimes people aren't as chatty, and they stick to their PTOTs because they just feel like it. School is about to start up and a lot of people don't have time to sit on BG and chat the day away. When they do have time to log on, they'll catch up with their PTOT because its filled with their closest friends.
